Historic Renovations FAQ
What makes historic renovations different from other types of renovations?
Historic renovations require special attention to preserving the building’s original character and architectural features while updating it for modern use. Our work often involves researching historical materials and construction techniques and working closely with preservation boards to ensure compliance with local historic standards.
Can I modernize the interior of a historic home without compromising its historic status?
Yes, it’s possible to modernize the interior of a historic home while maintaining its historic integrity. The key is to balance modern conveniences and efficiency with the preservation of historic elements, such as moldings, windows, and floor plans. Careful planning and design can ensure that updates meet your needs and respect the home’s heritage.
How do I find out if my home is considered "historic"?
A home may be considered historic if it’s listed on the National Register of Historic Places, located within a historic district, or designated as historic by local or state preservation organizations. Nashville and Davidson County contain several historic districts. We can help you determine your home’s historic status and navigate any guidelines or restrictions for renovations.
What are some common challenges in historic renovation?
Common challenges include uncovering and addressing hidden damage (like structural issues or outdated wiring), sourcing authentic materials for repairs, and meeting modern building codes without compromising historical elements. We’re very experienced in the historic preservation field, bringing specialized knowledge, skilled craftsmanship, and a network of resources to your historic renovation project.
Dan Company FAQs
Are estimates free?
In most cases, yes! We love the opportunity to talk about process, timing, and financial details to help you make informed decisions about your project. Even if we don’t work together, we want to be a resource for you as you navigate the planning process.
If we are creating estimates for a property you are considering purchasing (but do not currently own), or if the estimating process requires extensive discovery (hard-to-reach areas, removing pieces of the structure to find a problem), there will be a fee associated with the estimate. If that’s the case, we’ll always tell you in advance.
I work during the week. Do you do estimates on weekends?
Our standard hours are Monday through Thursday from 8 am to 4 pm and Friday from 8 am to 3 pm, so we do not typically schedule meetings on the weekend or after hours. That said, there are special circumstances that may be approved on a case-by-case basis.
Can you provide an estimate over the phone?
Our estimator is well versed in the many different aspects of the construction field, and a phone call can usually get us pretty far along in the bid process. However, until a site visit is scheduled, hard estimate numbers are difficult to determine. We always strongly recommend a site visit if possible.
Do you provide design services, or do I need to hire an architect separately?
We do not provide in-house design or architecture services, however, we collaborate with trusted architects and designers in our area on projects of all sizes. We would be happy to provide you with a list of designers and architects we know and trust.
How do I start a project?
Drop us a quick message with your ideas and goals and we’ll call you back ASAP! (Really, we’ll actually call you back).
How does billing and payment work?
Project billing typically involves an initial deposit followed by progress payments according to project milestones, with detailed invoicing for transparency.
How do you ensure project quality and safety?
We are sticklers when it comes to our quality control procedures. We hire experienced and reliable subcontractors, regularly inspect our work, and adhere to strict safety protocols and building codes.
How do you choose subcontractors?
We hand-pick our subcontractors based on their expertise, reputation, reliability, and past performance. Our project quality is only as good as the workmanship our subs deliver; that’s why we only work with the best of the best in Nashville.
Do you obtain permits and handle inspections?
As your general contractor, we are responsible for staying updated on building codes and regulations, as well as obtaining necessary building permits and scheduling inspections to ensure the project complies with local regulations and codes.
How do you handle changes or unexpected challenges during a project?
Construction projects are notorious for unexpected curveballs – it’s just the nature of the work. We’ll address changes by discussing options with you, providing revised estimates, and adapting the project plan as needed. Should unexpected challenges arise, we are quick to discuss any issues with you and create a clear solution and plan.
How will you communicate with me during our project?
Transparent communication is one of our service pillars. We will be in regular contact with you through meetings, progress reports, email and phone, keeping you informed about the project status and alerting you to any issues ASAP.
What kind of warranty or follow-up service do you provide?
Here at The Dan Company, our warranty covers one year from the date of substantial completion. We reserve the right to correct any deficiencies after the 1 year period that are due to neglectful workmanship or other.
